3 things downsizers are really looking for in retirement

Ask someone why they are thinking about moving into a retirement living NSW village and you will hear the same surface answers: the house is too big, the garden is getting hard to manage, the kids have moved away. Those things are all true. But underneath them, the real motivations run a little deeper.

Research consistently shows that what Australian downsizers are genuinely searching for when considering a downsizing retirement lifestyle comes down to three things: a better lifestyle, financial clarity, and the chance to be happy. Not complicated. But finding a retirement community that actually delivers on all three is worth taking the time to get right.

Over a quarter of a million Australians will begin retirement this year. With more people than ever exploring their options, here is what the research says they are really looking for and how the right community can deliver it.

1. An improved lifestyle

For most downsizers, the move is less about leaving something behind and more about stepping into a low-maintenance retirement living life with less friction and more joy. The daily demands of a large family home, ongoing maintenance, lawn care, and the general weight of too much space quietly erode the quality of life that retirement is supposed to offer.

Purpose-built retirement communities are designed to remove those friction points entirely. Residents swap weekend maintenance for morning walks, social activities, and the freedom to actually enjoy their time.

The numbers back this up. Research from the Better Housing for Better Health Report found that residents in retirement villages are 41% happier, 15% more physically active, and five times more socially active than older Australians living alone in the general community. A separate Deakin University study found that retirees report retirement wellbeing scores significantly higher than non-retirees across six of seven key life domains, including relationships, community connectedness, and standard of living.

What this looks like at Catholic Healthcare

At Catholic Healthcare retirement villages, retirement living is built around exactly this idea. Every village offers a vibrant calendar of social activities, wellness programs, and events designed to keep residents active, connected, and genuinely engaged with the life around them. 2. Upfront financial information

If lifestyle is the drawcard, financial confidence is what makes people feel comfortable enough to act on it. And right now, retirement village financial transparency is one of the most significant pain points in the sector.

A national survey of retirement village residents found that 63% do not fully understand how their exit fees are calculated. That lack of clarity is not just frustrating; it is one of the key barriers stopping people from making the move at all. Fear of hidden costs, complex contracts, and unclear ongoing fees consistently rank among the top reasons Australians hesitate when considering retirement living NSW.

What downsizers are really asking for is simple: tell me what I will pay, when I will pay it, and what I get in return. No surprises.

The Challenger Retirement Happiness Index reinforces this, finding that three in five Australians aged 60 and over agree that financial education had a positive impact on their happiness in retirement Australia. Nearly one in three said they would feel more confident with better access to financial information and guidance.

How Catholic Healthcare approaches financial clarity

At Catholic Healthcare retirement villages, we believe you deserve clear, honest answers before you make any decisions. Our village managers are available to walk you through costs, contracts, and what your entry contribution covers, in plain language, without pressure. We also recommend speaking with an independent financial adviser and, where relevant, a  Services Australia Financial Information Service officer, so you can move forward with complete confidence.  Learn more about our approach to retirement living.

3. Happiness and genuine connection

Perhaps the most honest thing downsizers will tell you, if you ask them directly, is that they just want to be happy. They want to feel safe, connected, and free from the relentless pace of working life. They want mornings that belong to them.

That might sound simple, but it is backed by a significant body of evidence. Research from the Australian Unity Wellbeing Index found that some of the happiest Australians are aged 65 and over, with wellbeing closely connected to personal relationships, social connection, and a sense of personal safety. The Challenger Retirement Happiness Index found that 76% of Australians aged 60 and over said they would feel happier with a guaranteed income for life, pointing to peace of mind as a core ingredient of happiness in retirement.

Social connection sits at the centre of all of it. Nearly one in five older Australians report feeling lonely some or most of the time, with loneliness costing the nation an estimated $900 million a year in health and wellbeing impacts. Purpose-built retirement community lifestyle Australia communities directly address this, creating environments where connection is built into everyday life rather than something you have to seek out alone.

At Catholic Healthcare,  support at home is also available as needs change, meaning residents never have to compromise the community they have built simply because their circumstances evolve.

What residents say

The research tells one story. The people who actually live in Catholic Healthcare's retirement communities tell it better.

"My two-bedroom apartment at Aquinas Court feels like home from day one. The gardens are beautiful, and I love joining the weekly Tai Chi class with my neighbours. Knowing that 24/7 support is just a call away gives me real peace of mind." - Helen R., Aquinas Court, Springwood

"Choosing St Hedwig Retirement Village was the best decision we ever made. Our  is spacious and light-filled. The friendly staff and close-knit neighbours have become like family." - Ingrid & Klaus M., St Hedwig Retirement Village

"My parents settled into McQuoin Park so quickly—they joined the gardening club and made friends right away. The on-site physiotherapist helped with their mobility, and we love that there’s always an event to bring our whole family together." - Liam T., Son of Residents at McQuoin Park Retirement Village

The right community makes all the difference

Lifestyle, financial clarity, and happiness are not separate boxes to tick. In the right retirement living community, they reinforce each other. When you understand exactly what you are signing up for, feel genuinely welcomed, and have access to the social connection and support you need, the move from the family home stops feeling like a compromise and starts feeling like one of the best decisions you have ever made.
